Recently while having lunch with a guarded associate, she asked, "Becky, do you think it is a good time to sell?  What are you telling your clients?"  After recovering from the shock of having this question posed to me (haven't heard that one in a long time) I began to consider the question.  Here is why I WILL be telling clients that, 'YES' now may the time to sell.. only if their future plans include a move within in the next few years:

1.  First Time Buyer's Credit (misnamed as it applies to more than just 'first timers') may be going away after 04/10.

2.  Interest Rates are historically low and once they go up (and they will.. banks are going to have to recoup their losses) a good percentage of buyers will be knocked out of the buying field.

3.  Investors are out there looking for a place to put there cash that is TANGIBLE, safe, paying more than 1% to 2% and..  not cyber.

This last reason may be the most important.  Don't miss out on the opportunity to sell if you see yourself needing or wanting to make a change in your residence within the next few years.
